I currently live in a 3 bedroom 2 bath duplex in Spring Hill Kansas, however my master bath is just way too

small. I was thinking about finishing the attic which is 21 by 21 and making it a master bedroom abd bathroom, however there is no way to make my place a 4 bedroom, so i would have to use one of the current bedrooms as a sitting room off the master. Would it be beneficial to have 2 master bedrooms in my duplex?

It is very easy for someone to add on additions or finish attics, etc with good intentions only to mess up the flow of the floor plan. Just make sure you take that into consideration before making your decision. David also made a very good point....dont over-develop and price yourself out of the subdivision.

Check the comps in the neighborhood. If you live in a 150,000 house in a neighborhood that is 120-150 then I would not suggest pricing yourself outside of this market any further. However, if you live in a 150-200k market and you are at 150 then you can see the value in adding on the square footage and still be able to find comps. Also, look at 4 bedroom home sales prices vs 3 bedrooms and compare the difference to your investment to build it. I hope this is helpful, this is how I would approach it. FIRST ANSWER

I certainly cannot hurt. Extra finished space is always a bonus. But some rooms pay off more than others. Just watch out for making a "wierd" floor plan where you have to walk through one bedroom to get to another. Good luck. Spring Hill is really set to boom.
