I have seen a wide variety of commission fees... anywhere from 4-6%. What is a fair commission and can this be negotiated with the agent?

Everything is negotiable and you will get what you pay for. Talk to different agents before you decide and then go with the one you trust. Go with the one who you think will look after your best interest.

This all depends on what you are looking for. The majority of the discounted commissions (I.e. flat-fee and 4% commissions) you will not a get a full-service Realtor... They will put your home on the MLS and provide you with some advertising but there is really no incentive for them to sell it... The 6% commission Realtors typically will go full out with advertising to sell your home as quickly as possible.
I on the other hand actually do listings at 4.5% and you still get a full service Realtor. Because I keep my costs down and use a lot more technology to get the word out I am able to do this and still make a living.
The best thing to do is interview a couple of agent's to see if you like them. When you list your home with a Realtor you are basically entering into what could be a couple of month's working relationship, and if you do not get along or like your agent then it could make the whole ordeal very stressful!

It's a good and valid question. I discuss this in detail on my blog with lots of tips to sell your home. So sales pitch - just free advice and ideas to help sellers get their home sold including agent selection, pricing, marketing, commission, cooperative selling etc.
Commissions are negotiable - however if you are great and negotiating a low commission, you may have just bought yourself a poor negotiator when it comes to the sales price of your home. I would negotiate it and hire the agent that is strong and shows their value. That's the kind of representation you want when selling.

As the answers below suggest, you can get an agent who'll be willing to sacrifice part of their commission to get your business, but you'll be sacrificing something as well - probably indicated by more time on the market than is necessary, not having the experience in the industry to bring you the advice you need, not being able to negotiate for what you want your home to sell for, etc. Your home is typically the single largest investment you'll make and your advisers surrounding that purchase or divestiture are important. You don't want to make that decision based on who has a coupon in the back of the yellow pages, you know?
I'd suggest interviewing a few agents that you feel like you may click with and see what they have to offer you for your investment. If you get a feel for the technology, marketing, know-and how that goes into selling your home it may make you feel more comfortable.

You know you need open heart surgery and you are talking to different doctors. Some of them charge less than others for the same procedure. Some doctors have better reputations than other doctors. Some do more of the procedure that you need than others. Several doctors have better results than others. So do you go to the doctor who is going to cut his price before he does your surgery? I don't think this is the way you should be making your decision. Do you? You are going to get what you don't pay for here.

This is Roxanne DeBerry with Keller Williams Realty in Plano. As the other replies to your inquiry indicate commissions are negotiable. However, you might want to think about this first. If an agent is so readily willing to cut their commission, how strong will they be able to negotiate on your behalf? You might be getting an agent that is not strong enough to represent the price you agree to sell your home for. A talented, experienced agent is worth their commission because they will give you more value for your money and isn't that what you are really looking for? Top agents give you much more in the way of marketing your home, giving excellent advice, protecting your interests, negotiating on your behalf, and continually letting you know what the market is doing that may be effecting the sale of your home. Commission is a consideration when selecting an agent but that should not be your primary concern. If you get an agent that has a lower commission but your home sits for a long time on the market you will actually loose the benefit you thought you were receiving. I don't think that is what you would want. Most top agents actually get you more for your home than those who cut their commissions because they have the network to bring you a mutitude of buyers to your doorstep.

Keep in mind that you get what you pay for in any instance. Selling a home involves marketing expenses that an agent pays to get your home in front of as many buyers as possible. This expense is an up front cost and the more technology involved, the more expense the agent has. I suggest you interview at least 3 agents and find out what they plan to do to get your home sold in the shortest time for the most money.

Commissions are charged by each individual broker are absolutely open to negotiation. Open to negotiation means that they don't have to accept the deal you're offering though. Bear in mind that by asking realtors to cut their commission from their broker's typical fee, you are essentially asking them to do the same job they always do and provide you with their professional advice, marketing and negotiating skills, but for a lot less money. If your broker splits the commission equally between the listing and selling sides, you should think about the consequences of sending that message to the buyer's agent and buyer. You may have unwittingly reduced your number of potential buyers because the buyer doesn't have the money to pay the difference between what you're offering and what they're required to pay their agent according to their buyer agency agreement.
There are discount brokers who will discount their fees and services to you. I think you get what you pay for though.
