it. I have since moved to NY and I can not buy another place without selling the one in Mesa first. As you can imagine that has put immense stress on my family, bringing me to tears every night. We have already dropped our price $50,000 and taking a $30,000 loss in what we put down. What is the rental market like in Mesa? Would renting until the market improves, even if I cant make all my mortgage back, be a good option?

I am having the same problem with one of my listings. Worst of all its a family member's home. So I can sympathize with you. As the others have mentioned, the information you gave was not specific enough to tell you if your home is priced aggressively enough to sell. I know that is the problem with my listing, and getting my family to realize that they will not be able to sell their home for 2005 prices is almost impossible.

As for rentals, again not enough information to give a precise answer. Contact your Agent and find out what has recently sold and what is selling in your area. Also ask him/her to find out what homes are renting for also.

It is hard to say this but my like I told my family members, it may be best to cut your losses and not be paying a mortgage. Unfortunately many people are in the same situation as you, and with the Average Days On Market as has a 120 days now, many more people will be joining you and my family members on the waiting game to sell a home.

Hey Andrea,
Currently in the 85213 zip code there are 235 single family homes for sale. the prices range from 90K for 825 Sqft to 3.95 Million for 10,000Sqft.

Currently there are 12 rentals available in your zip code. They range from $995 to $2,500 per month.
The average rental is $0.70 per Sqft.

What is the rental market like in Mesa. Homes in good schools districts, and that are affordable are renting.

Would renting be a better choice than selling? Like Dave said we really can`t go any further with out an address, and myself if you are currently working with an agent. I don't feel comfortable suggesting a selling price.

So if you do have an agent. Lets do the comps again, price it to sell. Re-fresh all the Marketing. Open houses, Realtor tours. Incentives. Create the fear of loss, for the potential buyers.

FIRST ANSWER

I wish I knew the address. At a minimum, I would suggest the actual price I would think it would sell at. I know you have an agent, so this is all I would do, but it may give you a good idea if you are priced correctly for a sale. Good luck to you.
