A REALTOR can help you determine a fair price, through market studies including absorption rates and discuss a custom marketing plan that is just right for you. Whether that is selling as a "straight sale", lease option, or rental.
I've had a number of customers ask me about the possibility of a lease option on of my listings. Some of these customers have recently been through foreclosure or bankruptcy and can not get traditional financing. Or, some that have been asked to leave thier rental due to a short sale or foreclosure. I would definately seek legal advice to safeguard your interests. It's not expensive and can potentially save you considerable heartache.

You should contact a local REALTOR and let them know that you are interested in doing a lease purchase on your home. I'm not sure about the St Augustine area, but here in South Florida I get a lot of requests from potential buyers who would like to do a lease purchase.
The one issue that might come into play is if your neighborhood has a mandatory golf membership, that might limit your options.
