I am trying to sell my single family house which is in Carbondale,PA but not sure where to advertise. We had listed it with a realtor last year for 4 months but did not have much activity. Since you are expert can you tell me what type of advertising works and how to price it right so it will sell faster. In our town many people from NY and NJ have moved in recent years. Is there any way to find out how to directly contact those buyers through targeted advertising. Is advertising in Nytimes.com is a good idea? We do not want to wait another year. I checked it out and its a nice house. Unfortunately, the highest sale prices in the Carbondale are for the past year are $156,500 and $167,000. You are not in an area that commands a higher price range and even if it does sell at the current asking price, the bank will send out an appraiser to see if there are similar sales in the market to support the price. Your home will have to appraise out. Prudential markets on Realtor.com, MSN, Oodle, Yahoo, Frontdoor, Overstock, Trulia, Househunters and many other sites as the internet is where buyers now find homes. Craigslist is another good spot but your ad get little attention after a week. Print advertising is no longer a place to market real estate. We are entering into the busiest time of the year and I would strongly suggest you get your property listed as soon as possible. I really think the house is stunning, however I never think it's a good idea, on a multiple story house, that you include a photo from the bottom of the stairs looking up, or even down for that matter. I did have a problem with the site as well. I could only get about half of the photos to enlarge. There is also a glaring typo "modern." There is a link in my blog (link below) to a Zillow thread that lists numerous free online sites to place ads. Good luck.
