Suzannect, Both Buyer and Seller in 06351

I am trying to sell my condo and I have finally gotten an offer but the woman has an FHA loan but my complex is not a FHA loan approved complex.

Apparently as of Feb 2010, "spot approvals" are no longer done. What has to be done for this place to be FHA approved? and how long will it take? and is this going to cost money (if so, approximatively how much)? There are a total of 13 units, 100% owner occupancy rate, none are rented and its in Connecticut. Thanks you to anybody who answers this.
