In addition to Johns' wonderful adivce below, I would also suggest interviewing agents that have specific experience in selling a historical home. Having marketed several here in Montana, there are very historic specific avenues of marketing that will increase the opportunity you may have for attracting buyers. These will include both internet and publications, but the agent you hire should be aware of them, and willing to utilize these.

FIRST ANSWER

Of course this advice will seem biased, but hire a Realtor if you haven't already. But do your homework first. As a Realtor, I do alot of research as to what marketing tactics work and what doesn't. This puts the burden of doing themarketing and keeping up with the marketing on the Realtor, allowing you to focus on keeping the home show-ready. Of course, hiring a Realtor will cost you some money, but so will the marketing. Plus the Realtor privides you with experience and knowledge not to mention E&O insurance covering the transaction from discrepencies and potential legal issues.
