what are my rights as far as the lease goes? Does the new owner have to honor my curent lease?

Yes, the new owner has to honor your current lease. He/she cannot insist on negotiating a new lease. Once the lease expires, he may do whatever he wishes though.

FIRST ANSWER

Yes, your current owner will transfer your lease to the next owner and the contract you have will be valid unless the new owner wants to negotiate a new lease with you. You can find out more about your rights on different web sites if you search in google their are a few out there. Careful of the ones you have to pay for!
