Honestly, everything
Size of home, condition of home, upgrades inside and outside
age of furnace, a/c, other appliances etc. etc. and then they will
compare your property to other similar properties that have re-
cently sold in your area...... to come up with a market value for
the Bank......

Just the same as if you would be selling your home.
Good Luck to you!

Appraisers look for condition, deferred maintanence, quality, Finished basements make homes sell faster but they only lend 5000 +- on an average. Walk outs get s a little better appraisal. Appraisals are done using lot size square foot, bedrooms, baths, location as primary factors.
