I am planning to sell my house in south Allentown;it is an attached house ( twin) in a good condition house

was built in 1980. I paid approx 130000 for it in 2006. I know I have to take a hair cut if I sell it in this market but I have enough equity to take a loss;my question is how long would it take to sell the house in this market. I see an almost identical house listed at 129000 for over a month. it it reasonable to expect a sell in 30 -60 days

Hi Marlo,

Yes it is likely to sell in 30 - 60 days. In order to do so, there are several things you MUST do. First the price has to be right. Right meaning it has to be better than the competition. Then you need to hire the right Realtor. They should be a top producer. And ask for stats from them and there company. Lastly it needs to be staged. From outside to inside it needs to be clean and feel perfect for the buyer. You can do this with little or no cost. Feel free to contact me if you are serious as I am now interviewing new sellers. Paul is correct. Marketing is important.
Just because your house is ON THE MARKET does not mean it is IN THE MARKET. Price well enough and in good enough condition attract offers and sell. If overpriced and in less than ideal condition don't attract offers and just sit. It is very important to get your home in the best condition possible and then price correctly and competitively.
