I am planning on placing my home on the market at the beginning of June. My home is in the 28117 area with a

very unique set up. The home is apx 1700 sq ft on an acre lot with waterview. I also have a 1/10 acre waterfront lot that is deeded with the home. The lake lot is on the main D channel of Lake Norman and has a pier, boat lift and concrete boat ramp. With the market being so saturated, the home prices ever changing... does anyone have a suggestion on how to obtain a fair asking price? It is difficult to locate any type of comparable homes (waterview with deeded waterfront lot.) Any suggestions are greatly welcome. (one last point..I am not in a development. My neighborhood has homes such as mine to Million $ plus homes)

Dear Homeward Bound:

Without seeing the property it is not possible to determine a fair asking price. As well as location (yours sounds very appealing) the age, location, and condition of the property also affect the asking price.

Currently prices are depressed and what is considered a fair price now is lower than it was two years ago. However, if you are purchasing another property, you are also buying at a depressed price.

Appraisers are now challenged under a new law called HVCC which requires them to be very diligent in correctly appraising property. Their challenge is to supply correct current value in a market with very few sales.

I have been on several listing appointments with unique properties. I suggest to them if there are not enough comps in the MLS to determine a fair asking price, then you could hire an appraiser (approx. $400) to do one for you. Then you have something in your hand. If you already have an idea where you want to be priced, then an appraisal will help you decide whether you want to sell right now or later. Also, you'll have something in your hand in case there is something wrong with the appraisal on the buyer's side (unless it's past 6 months old). If you get an offer, you have something to support the offer to the bank.

Your description sounds very promising. Your are correct in saying that there are few comparables to price from.
Things to consider: What is your motivation? Why are your selling? Do you need to buy another home? What do you owe on this one? Write it all down, (Iwould suggest doing a Sellers Net) and make an informed decision.

as you have noticed with previous answers, waterfronts can be challenging to price however we have a few homes on the market now on Lake Norman and have actually had alot of interest. Many people are moving from out of town and looking for waterfront. It does sound as if you have a unique set up. I am very familiar with the lake and it's surrounding area. Not only do I work in 28117, I live in 28117 and I live in one of the lake front developments in the area. I am very aware of what's going on here because I have a vested interested in it both job wise and personally.

Comp's right now can be tough to obtain... for sure, but typically the last home closest to yours, in all aspects is where the market is, right now. The other thing you might want to consider (and I do not know your set up at all) is separating the two parcels and selling them individually, the home, waterview lot and then the waterfront lot. It is just a thought, and not truly knowing your set up, I don't know if this would be in your best interest or not.

Sorry for the delay in answering your question. This is a tough one. I have had several homes that area tough to find comps for in today's market, waterfront or not! I would start by having a qualified real estate agent do a FREE Market Analysis for you. That will get you in the ball park. There are comps out there but the price may not be what you want to hear. Unfortunately, there have been many foreclosures and short sales that have been bringing the market down, including waterfront. You can also get a licensed appraiser out there to give you a value. This information is great to have on hand for a potential buyer, it takes the mystery out of it and prevents problems with closing if the property does not appraise. I would also suggest a pre-inspection of the home. This also will help you avoid any last minute surprises and make your closing much smoother. Hope this answers your question. Great question! Everyone is talking about the fact that comps are difficult to get since the market has been slow in our area. However, activity around the lake has picked up which is great for you and me! Water lots are individually priced based on such things as how much shoreline there is, the terrain, the quality of the view and location on the lake, etc. Pricing your home correctly the first time is most important in this buyer market. Condition of your home is second on the list because buyers have so much to choose from because of all the homes currently for sale. Remember, it's the market that sets the price because it's what buyers are willing to pay in this market that matters. Have you searched the public records to see what properties have sold and for what price? You can use a licensed real estate agent who is knowledgeable and who can interpret the market and provide a price opinion. You could also get an appraisal. You obviously probably are aware of all the basics such as decluttering, neutralizing, super cleaning, and properly staging both the inside and out. The only thing I could possibly suggest is that if you plan on using an agent, you might want to print out the blog attached to the link below for reference. It has some reasonably good info in it for the interview process to help you find an agent that hopefully will do a great job for you.
