If your home is listed at the right price it will fly no matter who has it listed. BUyers will jump on it as soon as it goes on the MLS and call either your agent or the agent they are working with. How did you arrive at your list price?

Well it appears that you have a home to sell and your current Realtor just isn't doing it for you these days!! Well not to defend the other agent, but this is a crazy market we are in today and if your home isn't marketed properly, that could mean you going to the settlement table or not. SURE, price has alot to do with it, however if the marketing isn't there, then neither is your home!!
Now do you want a Realtor who is extremely busy with listings, and doesn't have time to care for your personal needs, or would you rather hire a Realtor to list your home, spend time with you to know you and your family????.. Basically getting to know the Realtor on a personal level?
Thats a question you'll have to answer on your own...
However the office says alot about the Realtor you employ.... Beings I am with THE #1 Real Estate Office in Gloucester County, not to mention the #1 Century 21 Office in ALL of NJ, I think that speaks for itself in looking for a Competant Realtor with Vast Knowledge and a Office full of Competant Staff on Board!

I am sorry to hear about your dissatisfaction, but must wonder with 100 DOM if (1) if have priced your property not in accordance with current market value and (2) if you are actaully give the current Realtor his/her due time.

I must agree with some of the previosus posters that the agents in the area will more listings than they can handle will do any better. My personal success came from sellers who realized that knowlege and exeprtiese of the internet couple with my newfound desire to succeed in a new industry netted them greeater rewards.

There are many reasons homes don't sell! Although I am a local Gloucester County Agent and a top producer in the state of NJ with Remax, there are many questions you need to ask and verify when interviewing agents.
Is the Realtor full time? Many agents have not survived the down market and supplemented their income with other jobs. They are not available for phone calls during the day, cannot show your home between certain hours and are not easily accessible to you? Their broker can verify that for you.
Does the agent personally advertise and have a budget? Where do they advertise and how often? What websites are they on? Do they blog? Do they know how to properly price your home according to market values?

The business driven to the listings. The number of buyers that come into office the on all of the listed properties and the potential that one may sell the other. At that point a buyer may not like the proeprty that they called to see, but may like another. If you have no listings, you need to find buyers, if you have one listing, your buyers will be channeled into one distinct property description.

Agents and people that make this statement are usually the “not busy" agents or people not producing very much in the sales department. These types are typically envious of the top producing agents because they do not get business from these agents or lose business to these agents.
These top producing agents usually make it to the top because of their client communication and customer service. Top agents are busy for a reason, because they get things done. The reason I stated below to ask around, you will find out that much of what you "hear" will be that of a good top producing agent in your area.
Any agent that comes in and says to you.. "Well John has so many listings that he will not have time for you" is being devious. You should then ask, how many listings do you have... and for how long? How many houses have you sold this year, How many of your listings have sold and how long did it take to sell them?
Then compare those numbers.

My suggestion is for you to find the best Realtor for YOUR situation. It might be the Realtor that sells the most homes...but I doubt it.
The Realtor you need should be able to analyze your situation (when you need to move, how much you need to net, any other concerns), present a marketing plan that you believe will accomplish your objectives within the time frame that you require.
An agent managing many listings does not assign the same level of importance to getting your home sold if they have 10 listings. They know that some will sell, some will not, it's a numbers game.
OTOH, a Realtor who is competent, has experience, but not as many listings will focus on getting your home sold. You need a pro that will fight for your price, terms and timing.

Your concerns are important. Interview agents is your best scenario. You need to ask and see what marketing will be used to sell your home. Every company has it's own marketing plan, then the agent will have a working plan. Not every home is the same when marketing. Just putting it on mls and saying it will be on the internet is not the answer.
Full time Realtor, Positioning your home in this market, Phone calls, mailings, interaction and communication with you is vital to getting your home sold.
Just as John said in the beginning, you obviously have a problem selling your home; what is the problem and how can it be addressed so you can get your home sold. There are strategies for every situation but flexibility is important, The key and most important factor is communication with you. You have a communication issue with your realtor or you wouldn't be here looking for another. This happens many times so your frustration are understandable.

I meant to say who as oppose to how. Trulia does not allow me to edit. But, one thing I forgot to mention is to ask for a referral from friends, family or a co-worker that worked with a realtor.
Another option might be to locate an agent on LinkedIn as that is a directory where agents that feature their recommendations.

Yes, there is a way to see how is the top listing agent and who is the top agent in closed sales in your town. Listing a home for sale i.e. marketing is different from selling a home, which is what Paul is hinting at. I don't know if simply having theses stats would be the best measurement of who you should list your home with. I say this because sometimes, it's not always the marketing that causes a home to be on the market longer than it should be, it could be:
A. Pricing
B. Location
C. Presentation of the Listing Details On-line
D. Acessibility of Property
E. MLS versus exclusive listing.
The other thing to consider is that an agent that sells, sells in multiple towns.
In which case, he or she may be an exceptional agent in terms of listing to closed sales ratio, yet in your specific town, they didn't have as many transactions.
I agree with Paul in that I would call several brokers, speak with the office managers and ask for an aggressive agent to provide you with a price opinion of your home and ask the agent to show you what he or she intends to do to market your home. You should interview as many agents as it takes before you agree to another listing agreement.

Hi 4ofus, these stats are available to the manager/broker of an office - one option would be to look at the brokerage and office that does the most business and work from there - contact the manager of that office and tell them you want to work with one of the top producers, ask for 3 to get around favoritism and/or personality conflicts. You may also want to pick the two top brokerage offices, rather than just one since different brokerages also operate differently.
Essentially, I am suggesting that you select a small group of agents to interview - you can use "sales results" as your initial hurtle (and press on the manager to share it with you - they have it). From there, interview - think about what has disappointed you with your current agent and fill that gap. I suggest you include:
-Full time - this is no market for dabblers, plus it is simply too important to entrust to a part timer
-Comfort with and usage of online tools - you obviously use them because you are here. An agent that has the skills will make the process easier.
-Knowledge of area, inventory, process
-Responsiveness!!
-Agent Effort/Work Ethic - sounds so simple, but very unevenly distributed. My success largely comes from working harder than other agents.
-Client Testimonials - read what others have said about their experience; still unsure, ask to talk with them.
Once you have identified the agent and she/he has earned your trust, award her/him with your loyalty.

The best way to find a Realtor that works for you is really do your research. A referral from a friend or family member can be helpful if they have already worked with the realtor and have had a good experience. Otherwise, look online and set up interviews with several agents in your area until you find one who you feel comfortable using.

Are you looking for who sells the most homes or who lists the most homes for sale they may be 2 different people. It may be easier to find out who lists the most by going through realtor .com & putting in your zip - selling you would have to gain access through the local multiple listing service. first determinie what it is that you are not satisfied with, tomake sure you don't end up with the same thing. You may want to call in several realtors to get a fresh opinion of value & find out what if anything they would do different than your current realtor. I hate to say it, but it may just be the price.

This is not really the best plan. I would suggest looking in your local paper and asking friends who the "heard of" and tehn when interviewing your Realotr, make sure you see up front what will be done to market and get your home sold.
100 days? then there are a few issues... home over priced? home out dated? What has been done by the realtor to get the house sold?
