Mike, there are companies out there that will list your home on the MLS system for a discounted fee. (America's Choice comes to mind) They will charge you a flat listing fee of 2-3% and this just entails getting you a listing on the MLS system. I am not advocating that this is the best route to pursue, but it is an option. In addition, there are FSBO publications in the Ithaca/Binghamton region I am familiar with that will advertise for sale by owner properties for a nominal fee. You may be able to also speak to a mortgage professional about getting some financing flyers printed up and conduct open houses yourself with promotion in the local newspapers and craigslist. In my opinion, employing the services of a reputable real estate agent is well worth the money as they will look out for your best interests and potentially put you in contact with the right buyer.
