Mike, there are companies out there that will list your home on the MLS system for a discounted fee. (America's Choice comes to mind) They will charge you a flat listing fee of 2-3% and this just entails getting you a listing on the MLS system. I am not advocating that this is the best route to pursue, but it is an option. In addition, there are FSBO publications in the Ithaca/Binghamton region I am familiar with that will advertise for sale by owner properties for a nominal fee. You may be able to also speak to a mortgage professional about getting some financing flyers printed up and conduct open houses yourself with promotion in the local newspapers and craigslist. In my opinion, employing the services of a reputable real estate agent is well worth the money as they will look out for your best interests and potentially put you in contact with the right buyer. If you are going the FSBO route, I would suggest trying:
Craigslist
Postlets.com
Local Newspaper
Signage on the property with brochure box
Open Houses


Best of luck selling your home. Just consider the other processes involved with selling a home other than making flyers, open houses and putting an ad in the paper. Agents deal with much more than that.

Mike,
You can try craigslist or your local paper. You can try signs in your local stores. But I am wondering why you would not want to use a professional agent and an established real estate company in your area with a proven track record. You will get much more exposure and ultimately a higher price for your home with professional representation.
