I am looking to sell my studio co-op apartment. How do I find a good Realtor who will help me sell my place for what it's worth as fast as?

possible? I've had a few Realtors who didn't do anything except list it on MLS and had only one open house. I need a Realtor who will think outside of the box, communicate with me regularly and have a marketing plan that will get people interested in looking at my apartment. What questions should I ask Realtors to help me decide on the best Realtor for me who is looking out for my best interest and not trying to sell my place for as cheap as possible just to get their commission as fast as possible. Any advice will be greatly appreciated.

This is in reference to 4 & 1/2 Room Coop in Forest Hills that I posted on August 15th at about 6:15pm..I am the owner...We do not live in the area but if you contact the agent, please tell him that it is in the Meadow Lake in Forest Hills apt# 4-O building does have an elevator a new large Laundry Room with Clothing folding area...

I just closed on a purchase with a client at a Co-op on Westchester Ave in Port Chester last month, and here is how she selected her choices on the MLS as to what to see....

1. Address - the Co-op had to be in one of several buildings that looked good from the outside, and had a good reputation in care and management.

2. Good photos - she was more inclined to view co-op if the pictures were bright and there were many of them.

3. Access - if we could not get into the apartment the first time she tried, she often moved on and did not return.

What did she buy and why? She choose not because the apartment had any open houses, was neat and tidy, or was free of clutter, but because of the building and views. She is re-modeling it, for she got it at a good price, and is very happy.

Every buyer and seller is looking for something different so my advice is have good photos, always have it accessible, and do not smoke in the apartment. If you are not getting showings, drop the price until you do.

When selecting a realtor, you have to feel comfortable with them and trust them. Like a good pair of jeans, you know when you try them on if they are a perfect fit.

Well, when selecting a Realtor you go with the one you connect with best, you communicate with best, and one who is in constant contact with you, i.e. someone with experience and who will keep you informed not just about your condo but about the market surrounding it. Christopher below looks to me like a really good choice.
Just remember, a Realtor can do a lot of things, educate the client really well, create the best brochure and ads
put your condo everywhere on the internet, open houses etc. and even suggest some staging and a brand new
deeper color on a wall or two, what a Realtor can not do is miracles especially in this mostly buyers market, more properties available than ready, willing and able buyers out there looking, those who are looking can select the best condo for least amount of money, that is just a fact.....
So if you want it to go fast you have to be under the current value to attract interest and it has to show in its best light, some paint, moving around or out of some furniture etc. etc. but Christopher below may just
be your MAN.

Interview a few local agents & ask friends, family & neighbors for referrals.

Hi, I live in rye and grew up in Rye Brook. I like your thinking and agree totally about the efforts and marketing plan. On the flip, the actual unit and pricing will dictate what direction we would need to go in. It would be best to see the unit and discuss your possibilities and a plan that caters to your needs. I personally use my own money to do some of the marketing so I would have a vested interest and it would make sense to sell it for as much as possible, i would make more as well ;o). Some quesytions you want to ask 1) How well do you know the area? Can you sell a buyer on the local amenities as well? What sort of marketing, beside the MLS do you do. It is basically a relationship, you should meet with some agents and see who you are comfortable with.

Hi...It is difficult to answer what to ask. The agent needs to lay out what they will do and where/how they will market your unit. They should give you a market analysis for your unit that shows you what is going on in the area or building that will give you an idea of what the value is. Numbers can not lie.

Ask friends, family, co-workers, etc., for recommendations. Contact and interview in person a few local agents from different realty companies, then choose the one you like best and who has the most to offer; choose your agent with care. Keep in mind that in today's market, pricing and marketing that maximizes exposure are paramount.
