I am looking to sell my house in Oro Valley CC and I am wondering how long the average DOM

is currently in that area. I live out of state and if now is not a good time to sell, is it possible to rent my house? What are the rents like currently in that area? I have a 2800 sq ft, 4bd, 2.75bth, pool on almost an acre.

Hello Rebecca. It sounds as if you have a VERY nice property. Your Oro Valley CC area is highly desireable and sought after by buyers wanting to be in a great school district while having access to first class amenities within a short drive - or golf cart ride. (My office is just around the corrner from you!)

The first thing I suggest you do is click on the link below for a FREE Market Analysis Report. This will show you complete information on listings and sales in your area for homes that are similar to yours. It will show everything from specific DOM (Days on Market), listing prices, selling prices, pictures of the properties, amenities, etc.

Next, the best way to get a more precise price opinion is for us to arrange for me to visit your home and take a closer. Any price opinion at this point would be simply a random guess until I'm able to fully evaluate your home against other current listings and sales.

As for rentals - the rates fluctuate widely depending on the time of year. For example, right now during the summer months, similar homes are renting for $1800-$2000 per month. However, during the prime time months of January - April you might get more like $3500-$4000 per month.

As far as renting vs. selling, it really depends on what your motivations are. Market activity overall has slowed during the past several months but there are signs of stabilization and recovery.

A home with the criteria you provided would be a very popular offering in Oro Valley. Market activity continues to remain steady with a continuous flow of sales.
