I am looking to sell my home on Cottage street in Frankford.

But I am also looking to purchase a home as well. i am trying to complete both tasks within the next six-eight months. I am not behind on my mortgage and I am basically doing light renovation on the Cottage street home. How would I go about selling this home and trying to purchase another. Please advise.

If we can get together.... I would explain how to time the Sale of your home and put yourProceeds (if any) towards you new purchase with Breathing room in between both transactions.

Hello. Actually, the first thing you should do is determine which repairs will give you the most bang for your buck. I would hate to see you put a lot of money into the property and not get a return. When selling a house and purchasing a new home there is co-ordination needed.Preferably you would settle Cottage St in the morning and settle on your new home in the afternoon of the same day.Whomever you choose as your Realtor, he or she should be yoyr agent for both transactions which will make for a smoother transition .
The1st steps are to have a market analysis done (no charge) on Cottage St. to get the value and to get preapproved for a mortgage .

It's always difficult to buy and sell at the same time. I will tell you that the Frankford market is not on fire right now but there are investors out there who are looking to purchase clean homes in good condition. I recently sold one on the 1500 block of Church Street and my investor is interested in purchasing more, so let me know if this might work for you. You can get a pretty good picture of values and activity in your neighborhood if you go to http://www.sendmyvalue.com.

When you get an offer on your home, you want to make it contingent upon being able to find a suitable new home within a certain period of time. If you can't then the deal is off. It is also important to have a mortgage pre-approval lined up before you start looking for your new home or selling your old one. You want to know what you can truly afford.
