I am looking to sell my 3 BR/ 3 BA home which sits on 9.8 acres. It also has a 2 BR/2BA guest house, detached

3 car garage and 5-stall barn with water and electric. The property is entirely fenced in and has a gated entrance. My question is what would be the best way to market the property (i.e. horse farm, gentlemen's farm, residential). My property is conveniently located to Greenville (about 20 minutes), Easley and Pickens and is unique for the area. Any advice would be appreciated

Sounds like an excellent piece of property. I don't know how some are telling you how they would market it when they haven't even seen everything your property has to offer.

You have some great ideas of how to market your property. I would say that you need to use all of the above words in your marketing. an example would be:

Rare find! Horse lovers take notice. The gated entrance offers privacy on this 3BR/3BA home with a 2BR/2BA guest house on 9.8 acres. The 5 stall barn has electricity and water and the entire property is fenced. Conveniently located to Greenville, Easley, and Pickens..

This is all that I had to go on with what you told me about the property, but I hope you get the idea.

Hi Brenda,
As I search the internet for homes with land, I've had the most luck with United Country. It's where I look first because my horse is my #1 priority. All the other national realtor sites that I've found do a poor job of listing acreage. The search engines don't allow you to search for minimum lot size or they don't even mention lot size on the ad!
You've probably already sold your home, but if not, think about listing at United Country if there's an office in your area.

You have a Realtor in Pickens that sells just your type of property. I have been a Realtor in this area and would recomend him because he just works with your type of property. You will get the same MLS exposure from all of the companies on Realtor.com . All the various companies will tell how great their website is and it won't make much difference. The magazine adds help the realtor more than the seller so don't let that be a deal breaker. Be sure to use a company with a electronic lock box. Who ever lists your property can go online and see who was in your home and when. The old combo lockboxes are to much of a risk to you and lots of people around here still use them. Unless you have to sell "now" I would wait. Your type of property is disirable in this area but with the market as slow as it is you might want to wait to sell it. Get a professional appraisal, well worth the $300 cost, and don't base your listing price on the realtor recomendations unless it is in line with the appraisal. Good luck!!

I agree you shuld interview at least 2 realtors, a couple pointers are that you should ask what type of marketing and advertising policy they will use, what they recommend for a price and lastly make sure they only do assisted showings, alot pof companies have switched to unassisted showings hwere you call a showing desk, usually out of state, and you are goven a lock box code, now you have a stranger in your house as well as no one to answer the buyers questions like what makes your house special, where are the lot lines or how old is the roof. goo dluck with your sale

I would suggest that you interview three Realtors and compare their proposals. It is possible that your property could be marketed to different buyers simultaneously. However, that would need to be determined by a top Realtor in your area.
