A rental house can be sold on the web easily these days. Loopnet.com recently expanded their listing parameters to include rentals under 5 units, including rental houses. I would expand what you are offering by showing what the house will rent for once it is fixed up. Then you can sell it to a small investor who is willing to travel for cash flow. I bet you beat the San Francisco Bay Area cash flow models I normaly see.
