Interview some agents and hear what they have to say. It is true that agents with less experience may also do the job for you, but it is wise to consider someone, not who just has years of experience, but, also, actual sales transactions achieved. The key components to consider when selling a house are price, product, and promotion. Keep that in mind when you interview. Many agents will brag, to other agents, that when they go on a listing appointment that they always get the listing. Good for them, but still interview more than one agent no matter how good the first one seems.
Hi Sandy,
As others have said, condition and price are what will sell your home most quickly. I am looking at the most recent housing data, which is from September. In the 21009 (Abingdon) zip code homes are selling in an average of 142 days, which is more than double last year, when we were averaging 89 days on the market. This same report shows 216 active listings, again looking only at the 21009 zip code, and 41 of those sold in September, 20 sold in 3 months or less.
As you can see, buyers have a lot to chose from... and they are very picky because of it.
Prep your home with a fine-tooth comb and follow the advice of your Realtor, especially when it comes to pricing. If you are not getting appointments and tours within the first 2 weeks, be prepared for a price reduction.
I look forward to showing it to some of my buyers! Best of luck,
-Debby
Sandy why list it ? If you own a single family home with over 1800 sqaure feet let me know. My wife and I have been looking around Abingdon, MD for a single family home.
Thanks, Mike

Sandy,
Years of experience does not always matter. There are plenty of 10+ agents who have no business because they have not adapted to the times.
Look for an agent who hustles and an agent who prices the home properly. And you must be willing to listen to their outlook on the market and the suggested list price of your home.
best of luck
-Sean
Hi Sandy, I recently worked with an agent at Garceau Realty, which is a small realtor in the area. Kay Deitz is the Seller's agent and she has 25 years of experience in the area.
There website is below
Hey Sandy,
Focus on:
agent and agency visibility
company and agent productivity
marketing plan for your home
agent and company marketing budget
internet presence
approach to attract foreign buyers
customer feedback
realistic pricing
full time agent
open houses
agent designations
From our position, there is much more that should enter the equasion.
Good luck
Hi Sandy:
Experience is a good thing, but not everything. I am an associate broker with over 10 years of experience. I would be happy to help. Feel free to check out my profile on the site below to check my qualifications. Please keep in mind that in this market price and location are the key factors in selling your home in three months or less.
Hi Sandy, though number of years in the business is not everything, I can understand your desire for experience. I have been a top agent for 10 1/2 years and have done much in Abingdon during that time. I comprehend the nuances of the newer developments versus the older ones, location, public utilities vs private.
Notwithstanding, it is the price & condition that will sell your place!
Please let me know how I can help.
Sincerely,
Marney Kirk

Hello Sandy, I would make sure that you price the house right for your market. It would be great to have an experienced agent but if it is priced wrong, bad condition and or location even an experienced agent will have trrouble selling your house. I hope all goes well.
Thanks
