Barbara, Both Buyer and Seller in Mountain View, CA

I am looking at the Alliance Manufactured homes. From what I see online they are basically mobile homes converted into more luxurious ones.

My questions are that if these homes are just as safe, durable, and energy efficient as homes built on lots through the tradition way, like drilling foundation and build up?

Are you looking to retire? I don't recommend Manufactured homes because of resale. You have many options today.

A fine investment is a lot of baloney. But, it can be a life style choice . If someone is telling you it's an investment, they are trying to sell you something. Period.

First of all what exactly do you mean by "Alliacne Manufactured Homes"? I think Alliance is a Dealer. Not a Manufactrured Home Factory. Secondly, I'm not sure what you mean by drilling foundation and build up. Could you elaborate?

Yes they are very safe, some of them are built better then the site built homes. palm harbor homes are built with 2x6 wall and r 38 insulation . They have earthquake bracing. But you could save money by buying a used home instead of a new home. They are made with the same material as site built homes I bought mine 2 years ago and got 1650 sq. ft. Of turn key georgous if you would like to talk about them or maybe go out and see some give me a call.

Ask them for the manufacturing specs and show them to a reputable builder to get a professional opinion as to quality.

New Mobile Homes are built to a National Building Code. In general the top tier manufacturers use top quality materials and build to extremely energy efficient standards. Generally speaking the National Code is better than the Uniform Building Code. This is because the Uniform Building Code does not contemplate the home being towed down the bumpy highway at 60 mph into a 40 mile per hour wind, roughly equal to experiencing a Category 2 hurricane while simultaneously experiencing a Category 6 Earthquake for hours at a time.

Are you planning to live in a park or place the home on a foundation on land? My advice to you will be markedly different depending on your answer to this question.

Alliance would be able to give you their specifications for new construction. It depends on how they are placed on the lot.

The newer homes are made very well. Most are placed on raised piers or jacks.

You will want to compare a home you are looking at to the mobile home. Some older "stick built" have little to no insulations and the new mobile homes from Alliance are built to newer energy specifictions.
