I am in threat of foreclosure and want to sale my house fast but don't have budget to do much is the market still good enough to sale quick

I would suggest talking to a local agent who can give you options and be upfront about your situation. Short sale, certainly, is a better option than foreclosure, but of course, it all depends on your situation.

There are steps you can take to delay the process. They can take up to several months which would give you time to get the house in order and also possibly extend the time you can stay there.

If you would like to discuss these steps I would be happy to assist you. If priced correctly you can sell very quickly in this market. Are you able to sell without needing lender approval? This is called a short sale. If that is the case you would need to talk with the lender to see if they will accept a lower amount than what you owe and if you are behind the late payments and penalties add up quickly.

I've personally been in that situation before so I completely understand how stressful of a situation you are in. The market right now in Austin is very hot, so it is possible that you could sell your home quickly and not have to go through foreclosure proceedings. As noted by other responses below there are other options such as short sale that can help you out.
I primarily work with cash investors that close on properties they purchase very quickly.

Yes, we are in a hot market in Austin right now. And threat of foreclosure can definitely be very stressful!
Fortunately, there are experts in short sales that can assist you. There is a lot of paperwork involved as well as bank negotiations with short sale, trust me it's nothing you want to take on alone.
I would recommend that you allow the professionals to assist you with this.
There are Realtors that Specialize in short sales. If you should need a referral, I know of a great team at Keller Williams. Even a conversation can put your mind at ease. Say the word! They are nationally rated as well !

Price and Time to sell are always indirectly proportional, meaning, the higher priced you are relative to the competition, the longer it will take to sell. If you are priced to sell, your home will sell quickly.
On another note, two things determine whether your house sells: price and condition. The better your home looks, the better for you.
