I am in Pinellas County and listed with a Realtor MLS#7383865. What are your thoughts about a Brokers Open?

Will a Brokers open be effective in Today's Market? Will other brokers show up? It's a unique property and with the glut of homes out there, this house is really unique and I am just looking for other avenues for it to be seen in addition to my mls listing. Thanks for any and all input!

YES! A broker's open is more important in this market than ever before. If you consider a regular Open House brings in maybe 3 to 5 "buyers" whereas a broker's open brings in 15 to 20 (depending on how well orgnanized it is) realtors who have and will have buyers looking in your price range or area. So if you do anything, have your agent hold a broker's open but make sure your home is ready for the constructive criticism you will receive. We are want properties that we can sell!

Hi Joanne:

I am not in your area, so I can't comment on the specific effect of broker open on a house. However, it is one of the venues I will NOT think to skip when I have a new listing. It is great way to give agents preview of your home, even more important when you have a very unique home. Some agents might not have clients for your house today, but might have one a week later. You never know. They might talk to other agents about your property if they have seen it.

There is only upside to this and no downside. Do make sure your house is in a tip top condition when you do a broker open - you want to give them the best impression- your one shot to make an impression!

If there are a glut of properties and you want to attract attendance, we sometimes offer incentives for brokers to come by - I have done drawings, appetizers, etc. to make sure they will come to my open house instead of others if there are many to choose from but not enough time.

I would do it...and be creative. Home made chocolate chip cookie basket...random drawing of business cards....and make sure that the listing is priced right. Get FEEDBACK from the brokers..

Absolutely have a Broker's Open as soon as your agent can arrange one! Especially if you have a unique property. Make sure the Open is well advertised. Have your home professionally staged and ask if you can contribute some of the food or prizes your agent plans.

Hi! I think a Broker's open is absolutely necessary. At least 80% of the time a home is sold by another agent. Most agents are more comfortable showing a home if they have already previewed it, so having them come through and take a look will keep it on their mind if they have or get a buyer who may be a match.

We have sold a few of our listings because of broker's opens this year. Go for it!

I think a Brokers open is a good idea. But you need more than one house.
I usually call all tthe brokers in the area that have listings in the subdivision and we do a brokers open together. The more houses the better.

First I pulled it up in the mls and wanted to let you know the pictures are very small.
I would do a brokers open and have you agent do a reverse lookup. When we have a buyer we can set up a client gateway for them which is a personalized website for them. But when you are on the selling side your agent can do the search backwards. It doesn't give you the buyers info but it gives you all of the agents who have searches set up that your house appears in. I would make sure to invite those agents.

I always do a brokers open house for the properties I represent and here's why. First, you are exposing the property to agents that work in the area and may be working with a buyer looking for a property just like yours. Second, feedback from the other agents is invaluable. I always want to get their opinion on price and condition and how the home stacks up against the competition. As for getting traffic into the home, your agent will need to make other brokerage companies aware of the brokers open house. There are many ways to do this and you may want to talk with your agent about what could work best for your home.

I always do a brokers open house on the properties I list and here's why. First, you are exposing the property to agents that work in the area and may have a buyer that is looking for a property just like yours. Second, I like to use the opinion of other agents to gauge the condition and price of the home I am representing. If your agent does do a brokers open house I hope that they ask for feedback from the agents that attend. I think the feedback is important to help you and your agent know where you fit compared to the competition.

Brokers Open events are a great way to get agents from other offices to view your property. They get a quick bite to eat and also get to see other properties in the area they work. It works best when several agencies get together and hold open sevarl homes in the same area. The agents also have to promote the event to agents in their own office and to other agents in the surrounding area.

Exposure is key in any market !!
