A competent real estate broker could probably give you a better idea of what your home will sell for than an appraiser... Appraiser's will base their comparisons upon closing that may have taken place 6 - 18 months ago .. whereas agents know what is on the market and what properties are selling for right now...

If you are wondering about the value of your apt because you would like to sell it, you don't really need an appraiser. You need a skilled real estate agent to come over and see it and give you some very good comps on recent sales in the building and the immediate vicinity. Generally appraisers come into play when you already have a buyer and the bank is processing the buyer's mortgage application. Any good real estate agent can give you very good comps.
