I am an owner of a co-op apt located in the west 70's, considering selling to our current tenants

the co-op is in a well-maintained brownstone, was gut rennovated about 10 years ago with modern conveniences state of the art appliances, and upgraded services - including a working fireplace, lovely outdoor terrace, roof deck terrace, w/d in apartment (did I mention my meticulous architect-husband designed the space?). While the apartment is small square-footage wise (about 1150 indoor, and 400 outdoor), it was designed to maximize space. It is the back half of the top three floors of a brownstone,, and is quite breathtaking. Since finding something comparable is not easy to do, we are having a hard time establishing a price tag. Any suggestions (we believe it's worth about $2.0million; maintanence is comparatively low at $1124.)
BTW, it earns $7000 monthly as a rental.

If you do not wish to use the services of a Realtor, I would suggest hiring an appraiser. If you would prefer to get the value yourself, I would suggest trying http://www.zillow.com or http://www.propertyshark.com
