years. Now they cannot get a loan, to purchase, they are good people, however I would like to sell. Should I hold on to it and let them stay another year or take a chance and list it?

I don't know what papers you have filed or what kind of legal obligations you have to let them purchase it. If there are no issues there and you just want an opinion: on one hand 2 years should be plenty of time to straighten out financing. On the other hand you might consider letting them stay on the condition that they furnish you with proof that they have applied for a loan and are working on their credit and specify a certain date by which they must either have a loan or be out of the house. Just my opinion, I believe it pays to help people whenever you can. How are houses selling there? That's another factor to consider. Here many houses that were for sale are now being rented.
