June did bring up an interesting point that I did not mention simply because the way I approach it is through Coldwell Banker's Previews program, but you can advertise in some of the luxury home magazines such as Unique Homes

Depending on the style of home it is you may want to attract the Luxury Home Buyers for that style by marketing in the most widely ready magazines for that jet set. For instance you may have a luxury home magazine featuring Historic Homes or Farms and Ranches. co-list with you so you'll gain from all the clients their name brand attracts. They list many unique properties nationally. They have a special deal they do with referrals and co-listings which you could find out about by contacting them at the above web site. You can also get your listing on TV with your local cable station which may advertize local listings- there are cable on-demand channels in some cities which feature only real estate listings for a reasonable fee. You can also hire a cable channel time slot on your own for a select timeframe solely for your listing(s). You can also get your listing it's own web page and refer to it on the brochures you'll create for the listing. VFlyer.com will be a great (free) resource too. There are step by step instructions for creating a flyer that will automatically go to many sites such as google, oodle, oogle. backpage, trulia, etc. Hosting an event is a great idea and target with special invitations to corporations, physicians, government officials, etc, as well as local news media and High End Real Estate Agents Get the best caterer (who will share his client base sphere with you as invitees as well. His rates could be negotiated as he will benefit from you choosing him for the event with all the leads he'll receive (potentially). for future catering business. I would check with the Charlotte, Matthews, and Pineville chamber of commerces and see where people are relocating from. The good chambers will also have income levels and companies relocating executives. You can then target the markets appropriate with the home. Depending on the homes unique attributes you could look into that also. Is it unique because of design or features? Is it old or new? Let's face it at that price range you market share is much lower than say 100,000 to 200,000. So with those listings I usually have to go out of my metro area. Now Charlotte has a better base so you may get someone that is maybe tired of the lake (Mooresville) or tired of in town say the Myers Park area. It is all in target marketing. Determine the potential buyer profile and then go find them.

FIRST ANSWER

In the past I have had an evening open house and invited an artist or art gallery to come to display their art. I also asked them to give me their client list and I sent out invitations to their clients as well as my own. I also sent out invites to all of the real estate agents in the area.
