Wanna, they could also just ask a realtor to give them an idea what their home is worth. I do it all the time, not everyone lists with me. And it's free. Go figure. Realtors do things without getting PAID sometimes.

Very easy to do this on you own unlike what John says:

Why pay 3% of the price of your home for what is free info?

First, you want to look at the most recent sales and determine who those homes compair to your property. Look at location, upgrades (granite, updates to home, pool, ground care, etc) and also look at the date of the pending transaciton. The market is moving rapidly so you need to determine what adjustments need to be made for the contract date of the comps vs. the date you want to sell the property. Also look at what is currently for sale however remember...the homes for sale...so far...failed to sell...they may not be an indication of value.

The data that an appraiser or real estate professional would use is easily obtained from the county records office, Orange County Property Appraiser. The "magic" requires knowing what comparable sales are "good" and which are not. There are MANY websites, including Trulia® that publish sold prices along with the square footage, Zillow® also provides real estate data to help you along.

I would spend the money to have a professional appraisal done, especially if you’re trying to obtain the market value before attempting to sell it. A professional done appraisal that reflects your property’s true market value, will more than pay for it’s self many times over.
