My house not flooded, but neighborhoods and alley behind the house were wiped out.
The bad news is, flooding does effect the value of a home. How much can only be decided by the market and it vaires from home to home depending on many factors. The good news is that in our Centralia/Chehalis market, we are finding that, flooding has not effected values so much overall, as it has on an individual, property by property basis. It may not effect the value of neighboring properties at all, or it might to a large degree. My advice would be to contact a Realtor professional and have a professional market analysis done. This can help in sorting out the many and varied circumstances and issues that flooding may cause to a specific homes value.
Yes flooding will affect your home values. See the attached findings that share the outcome of such issues in various areas. Now that it has flooded in the area that will have to be disclosed when you decide to sell. In some cases properties can be greatly affected in valuation due to natural disasters or acts beyond your control. I would be loathe to state what percentage decline you might see in this situation as each area is different and truly it is dependent on what a buyer is willing to pay and until some properties in the area sell after this upset it is hard to forsee the outcome of the price change. So sorry for the misfortune of the people this truly affects.
