I just want out. I raised 4 kids here. I'm getting older and have less money all the time. Frankly I'd just walk away and let it go into foreclosure, but don't want to deal with resulting penalties. No way I have the money, time, or energy to make upgrades and repairs required for a conventional sale. Roof is original as is AC. On 1/2 acre, 1 mile west of ICW. Septic and well. Most other homes in neighborhood are more attractive and well-maintained. It would be a sweethart deal for a handyman or as a flip. How do I get this house off of me?

It depends on how much the deferred maintenance would cost to have done. If it is not that expensive you may find someone who wants it. If it would cost most or all of the difference in prices it could be a lot harder to find a buyer. You could even put it in the local paper. small ad. house needs some (hopefully) minor repairs, save $30k by buying this now. Motivated seller. bottom line price, 148k mortgage payoff.

You may get a bite, you might waste $20 ( or whatever an ad costs).

The fastest and cleanest way to reach your goal is to have a number of local investors look at your property and see what they'll offer you. Remember to think creatively when it comes to selling. I can assure you, if the values you state are real, it shouldn't be difficult to locate an investor/buyer.

Contact a local REALTOR and let them know what you want to do. Ask for advice on how to best market the property. There may or may not be someone looking for a house just like yours.
