I can tell you that I come across buyers all the time looking for a little ole house on a big piece of land. Unless your home is a concrete block home, though, you may need to emphasize the beauty of its surroundings.

You have many options and from your description, much to offer!
With so many people needing more space for things like home offices and larger families, 4 Bedroom homes are in higher demand! Paula is also right on target.....having a 1/2 acre lot is also a great asset!

I would definitely emphasize these features in any marketing efforts. Selling homes in our market might be a bit more of a challenge but as Ive said many times, it just takes that ONE qualified buyer that your home is perfect for!

As Realtors, we are having to be a bit more creative and work a little harder to sell our listings in most cases. The great thing is that we dedicate ourselves to figuring out what works and what doesnt so that you dont have to!

If you dont have your home listed, I would highly recommend it since it will get the much needed exposure to overcome "the numbers game" that we have all been faced with in recent months.

If you decide you would rather try your hand at selling your home yourself, there are still tools and suggestions that might make it a little easier....

FIRST ANSWER

You have several options to do this. But know THIS: 1/2 ACRE fenced lot is a premium deal hear! It is hard to find many properties with more than the standard lot - so THIS is big for you.

I would start out by getting a CMA from at least 3 reputable realtors, or just get an appraisal. The market here is not all that great, so you'll have to be very competitive if you are really motivated to sell.

Secondarily - where are you going to move when you sell? Keeping the sale/purchase/move thing together can get very complicated and frustrated. Get approved for a mortgage, find out where you want to move (if you don't already know) and get to know that area VERY well.

If you want to contact me directly to get a cma on your house, I need more info - but would be happy to help, however I think the $300 +/- it costs for an appraisal is well worth it. I do mostly real estate consulting, an unbiased and fee paid model, but when it's all said and done, you need to know what your house is worth (which is not to say that someone in this market would pay you that FOR it - there is a difference) as well as where you want to go, and is it worth it for you to do this now?

As I said - the market is slow and very competitive - BUT you have 1/2 acre, WHICH is something not many people trying to sell now have, so you have a leg up!
