How to choose a Realtor is a difficult question to answer. Your method of going by the top 10% in sales may eliminate a high quality marketer who may invest more focused attention to the details to get your home sold.
Some, not all, top producers have successful track records because thay have a honed system that works. Other top producers are top producers because of inventory volume and perceived success. Look at the numbers (marketed homes vs. sold homes.)
Six months or longer on the market, although seemingly a long time, is actually becoming standard. There are several factors that could have been involved in not receiving a "real offer." (I take that term to mean you either received an offer that was significantly low or there was talk of offers which never materialized.
My advice to you is to find at least three Realtors to interview. Ask specific questions in regards to their marketing plan and internet exposure. Look at their price recommendation, carefully examine the homes they present as comparables and pay attention to their market analysis and their opinion of the housing market.
Remember you are entering into a partnership with your Realtor. Make sure your personalities meld. Be willing to listen to and heed his/her advice. Work with your Realtor to present your home as the best value and price it accordingly.
