How often are the "sold" listings updated? I keep looking every day but there hasn't been any listing under "sold" since

I agree with the other agents here that a commercial website like Tulia is not an MLS. You can get the most accurate information from your real estate agent who can pull up the info from MLS or reach out to the Listing agent.

One other thing I would like to add is that many of the Listings nowadays are Short Sales. Short Sales can take weeks if not months to close. Typically a Listing is not updated to Sold or the For Sale sign removed until the escrow closes.

If you are a buyer, it is in your best interest to look for an agent - preferrably someone local and someone in an office with good resources.

Coldwell Banker Solano Pacific has the largest market share in this area and will have the best resources and most listings - we update our display on FIrst Street regularly if your ever in town.

Unfortunately, 3rd party real estate sites are not updated as the MLS database the Realtors subscribe to. If there is a particular area you are looking in, I can pull up a list of sold homes for you.

As much as I like Trulia, it IS NOT an Association of Realtors® MLS system, so some listings may not ever make it on to Trulia (a listing syndication provider). You can read more about this here: http://www.trulia.com/voices/Home_Buying/how_up_to_date_are_… For the most accurate MLS information you must align yourself with a local Realtor®! 441 E. L St. closed escrow on 8/31/10. This gives you some idea regarding delay, and/or data deficiency.

Since buying a home is a significant financial commitment make sure your Realtor® clearly understands what is important to you. After all, there is a direct correlation between the comprehensiveness of identifying needs and the relative success level of finding a house that meets your needs as a home.

Choose a Realtor® you want to work with and move forward with having them set up an automated MLS search for the type of property you are interested in. Identifying and aligning yourself with a Realtor who has set you up with an automated MLS search agent(s) takes you from being a spectator and "puts you in the game". Unless you are paying cash, please make sure you have a formal Pre-Approval - not a Pre-Qualification! This is IMPORTANT. Sold's depends on the source of your data. Whendy is correct, a Realtor can help with the most accutrate data as it originates in our MLS databse. Other web sites have access to data from our MLS but the web site updating may be delayed many hours or days, depending on the web site used. Realtor.com is the most widely used Realtor based website for current real estate information across our country. Happy hunting!

As Agents we have access to the MLS (multiple listing service) which is up to date and is the CURRENT market activity. Trulia may not update as quickly as the MLS for the area of interst. Much will depend on how often the sources that feed into Trulia update the information--however, for accurate and up to date information, consider working with an agent.

I can't give you an exact answer for how ofter Trulia updates the solds on their website. As an agent, I have access to that information on a daily basis. Here are all the properties that have sold in Benicia since September 1st. and their selling price.
