Asked by Jeanie4now, Maitland, FL Thu Sep 15, 2011

I have a house in WPB FL . I have been offered $90,000 cash plus all closing costs. Minus credit for real estate taxes for 2011.

Your closing costs on a cash deal are not directly tied to the amont of purchase price! The total
closing costs are always the sum of charges involved to close on the terms of a contract. Prorations
for Taxes , HOA dues are "deal specific" Title Insurance,Inspection fees , not to mention Closing
agent fees depend on who you use. Good Advice here: Ask for an avance copy of a HUD-1 or
at least a "net sheet". Many items you probably should have may not have been figured in as they
are not "required"- just essential- like property insurance! Good Luck! Professional advice here is
worh the cost!

Has your agent provided a net sheet for you? If you're selling on your own, contact a title company or attorney's office that provides real estate closing services and they can assist. Without seeing the contract, knowing your exact situation etc it will be difficult to give you an exact figure.
