How much value does a yard add to Brooklyn property?

Dan, Shelley is talking about Brooklyn, NY, and sometimes a 3 foot yard is worth something. You probably won't find a 50 foot yard.

You need to define a yard. if only 3' it is about worthless. If it is 50' it could add some value.

This really does vary and depends on the location of the property (often corner properties have large yards due to increased lot size and are desirable) but also varies based upon the needs of the buyer. Decks and large yards are desirable and do add value in resales. In our experience, however, we personally have found that a majority of our Brooklyn buyers are much more interested in the size of the home itself, whether it is detached and has a private driveway vs. a shared driveway, and location (i.e., close to schools, transportation, houses of worship etc.) Since you indicate you are interested in buying a home, and if you plan to live in it long term always let your goals motivate your decision. If you find a home with a large yard and it is your dream home and the yard is exactly what you want, you should buy the home. Let your gut instincts be your guide. Why not contact any realty office(s) and ask for comps--recently sold similar properties in the immediate area--yards are desirable and added value will depend on the size, location, etc.
