It really depends on the market and when you are at. Sometimes you can just clean the carpets yourself, but most the time its good to leave it to the professionals, especially when trying to sell. Carpeting/flooring should be considered in the sale light as the walls of the home...thus, normal maintenance. While painting walls as cleaning or replacing carpets adds appeal and shows "pride of ownership" it's really not reasonable to think that it will add value.

It adds a fair amount of value because it is new. Of course the potential buyer will decide how much they like and what it is worth to them. With new things, you can tend to bump up the price.

In my professional opinion, carpet usually adds little to no value. Good carpet will help a home sell faster because it leads the potential buyer to believe that the home is well maintained. Bad carpet causes buyers to believe the opposite and, thereby, makes the property harder to sell. As for adding dollars to your bottom line, I wouldn't attribute much value.

Depending on the house and neighborhood a new carpet may be the difference between selling the house for top dollar or having to give a significant discount.

Shady carpet will certainly turn away potential buyers. And the ones still interested will probably use that to justify a lower offer amount.

1 - best option is usually to replace the carpet. This way you don't give an opportunity for potential buyers to use that to justify a low offer.

2 - second best option is to be upfront about the need to replace carpet and offer a carpet allowance. This option has two benefits - (1) you don't have to spend the money to replace the carpet; and (2) you can better control the discount. If you state you are giving a $3,000 carpet allowance, buyers will typically not ask for a huge discount because of the carpet.

I hope this helps.

PS: one last comment to consider - if your carpet is in fair condition but not great, consider leaving some furniture or staging the home. Nothing calls more attention to the carpet than a vacant home.

New carpet won't add value, but it can help the home sell faster, which can be of value. Buyers tend to overestimate how much things will cost to replace such as carpeting, which can lead to a low offer.

I wouldn't expect new carpet to add direct monetary value to a listing, but it does make a home much more marketable and desirable. This equals more money and less hassle for sellers in the long run. Good luck!

A new carpet definitely adds value to a room. It all depends on the condition quality and color of the carpet. It should go well with your interior as well as give that extra warmth.

I tend to disagree that a new carpet will not add any value.it will add some value though not much.Buyers are easily convinced by renovations that they can see rather than invisible renovations like new insulation, better windows, or a foundation upgrade.

Fresh, nice looking room/s will help seller/s when buyer/s (mainly wife) compare and choose; as far as actuall $$$, it will not add much, if any....

Carpet and flooring are considered as part of the general maintenance of a home and thus aren't normally considered to add value to a property when sold. Fresh and well maintained flooring like many other aspects of a home add to the appeal of the home and enhance potential for sale but are not considered to add value to it.

I can tell you that not replacing the carpet will definitely lower the price. Buyers will look at old carpeting and over estimate the cost of replacing it. They also might wonder what else they have to do. You might see if a carpet place might agree to be paid at closing out of escrow.

An appraiser would be able to tell you the exact amount of the value that would be added to your home for installing new carpet.

I disagree a bit with some of the others. If your carpet is worn and soiled I believe you are likely to get 100-150% of the cost for new standard carpet back in the immediate sale of your home. Clean, fresh and move-in ready are highly desired by buyers. Of course depending on the size, quality and location of your property the others options mentioned such as a neutral stone, tile or wood flooring may add more value to your home. A good agent should help you review your home's condition and staging for sale with you prior to listing. Best of luck!

If you are looking to get the most money from the sale of the home as you can, then you want it to be in model show condition. You will need to weigh out the cost of upgrades, such as carpet, and return on investment and the best way to determine what to do is to have your Realtor come and discuss the home's condition with you.

If the carpet is damaged or stained in a small area, it would always look best to have it replaced with a nice & neutral carpet. But I do agree with other comments that most buyers prefer wood or tile because of allergies as well as the look of quality it gives to the house.

Hi Mark,

Asyou have seen by now, it really doesn't add anything but if it is replacing old outdated carpet or covering an acid wash concrete eyesore, it would be very advisable to do. There are many other things to get your home ready for sale and get it more appealing to the potential buyer. Let me know if you have an interest in them.

New carpet will not any value to the home, however it will make the home more attractive to potential buyers. That is provided that the color and style o the carpet is neutral. Upgrades like carpet and paint will help expedite a sale by making the home more appealing. A buyer may choose your home over another one because the new carpet is already installed and may appear cleaner than homes with older carpets. I wouldn't offer a credit to replace the carpet because the home won't show as well with the older carpet.

Hi Mark,

We do a lot of rehabs in Scottsdale and we have even started putting Travertine floors in the bedrooms. It makes the rooms look and feel bigger and is far lower maintenance. The cost is not much more and when you get ready to sell you can advertise "Stone Floors", this is much like the difference between Granite counter tops and non laminate or laminate, it adds to your value as well as your marketability.

Monetary Value? Not very much. Carpets are one of the easiest changes that can be made in a house.

Comfort Value? Quite a bit. When buyers are looking at homes, new carpets and paint scream "Move-In Ready!" whether the buyer wants to keep the colors or not. The feeling that they can just move in and take their time to remodel is something that buyers are very attracted to.

Carpet doesn't really add value but it could help sell your house faster if it looks better than the old carpet. Depending on the person who is looking for a home. The majority of people out there just want to buy a home and not make many changes.

While new carpeting may not add much value to a home, it certainly will make the home show better and eliminate one more objection to to the saleability of the home. Of course the carpet needs to be a neutral color. Buyers want to visualize their ideas when viewing a home.

Some will say that buyers prefer to pictheirer own carpeting, but I disagree. If I walk into a home that has worn out carpet, marked up walls, scratched cabinets, missing fixtures, etc. in my mind it becomes a "fixer upper" and immediately says "lower the price".

While every situation is different, I believe a clean, updated, well maintained house will sell faster and for more money. Of course there is a limithowhaow much you should spend, but small things mean a lot.

Mark, new carpet doesnt really add value because that is something that buyers prefer to do themselves, not to mention that hard surfaces such as wood or travertine are preferred over carpeting. Carpet in the summers is not ideal.

I am finding that more and more buyers because of allergies prefer hard surfaces like tile, hardwood and laminate to soft surfaces. Best bet is to offer a flooring allowance and let the Buyer decide what they want to do.

To some Buyer's it may be a negative value:
Many buyers lately prefer Hardwood or Laminate flooring; in fact, most.
You would probably do better offering a $2500 allowance and letting them choose.
