How much has the market changed in Gilbert in the last year?

Looking to sell my home in Gilbert but have some flexibility around timeframe. Is it a good time to sell? Has the market changed significantly? Its a beautiful home in 85233 subdivision "Artemina".

WOW, Artemina is a great subdivision and if your house is TOPS and you price it right you can sell it. (I think I know the salesperson who sold you your home from the builder, he is still in real estate and he loved that subdivision and he probably will remember you!) Location it still big in real estate. There are a ton of homes for sale in Gilbert and the new home market, especially south of the 202 SanTan where they are offering incredible incentives to Buyers. That would be some big competition for you.

Hi Phil,

I concur with Jay ... with one caveat. It depends on what your plans are for your next home. If you are planning to move up to a larger home, it is actually a good time to do so. The process of selling your property might be a little slow and you might command less than you had hoped given the high inventory levels, but you would be able to pick and choose from a number of great values on the purchase side. It is always beneficial to secure the best deal on the more expensive property.

If you would be going into temporary housing or moving out of area, however, I would do as Jay advised and wait for the number of listings to come back down a little bit.

FIRST ANSWER

Phil - I live in Gilbert too. (85234, just to the east of your zip.) As I'm sure you are aware, two years ago, the market in Gilbert (and most of the Valley) was absolutely insane. Appreciation rates were up 50 - 60% year-to-year in many parts of Gilbert. There were almost no homes on the market, and those that were were snapped up in hours at over list price.

It has cooled significantly since then. There is currently a great deal of inventory. In July, approximately 220 homes were sold in Gilbert. But there over 2600 listings -- almost a 12 month supply.

If you don't *have* to sell, it may be prudent to wait just a little while. It appears prices and inventory may be leveling off. Another month or so should help prove that out.

Homes throughout the Phoenix metro area have to be immaculate and well priced to sell quickly. But homes are sold sold every single day. A lot of whether or not to list now really comes down to your motivation for selling.
