I love this question. You can ask anything you want. It will sell for what a buyer will pay. The more buyers who are made aware of it and see it, the better your chances. Select an agent who will bring the most buyers to it. Not all agents are the same. But Here is how to avoid buyers : no open houses, no advertising, make it difficult to show such as no lock box, no signs, always messy and cluttered. Buyers use the internet to start their search, something like 80% of the time. Use someone who is responsive to contacts, has office hours at least 12-hours a day, has direct cellphone connection to internet inquiries, not just email. Basically, the more people who see it, the better your chances. Oh, make sure buyers are qualified to buy before they see it. Oh, and use someone local to you who works it full time. This is so important.

This is something that really needs to be seen by a professional to be properly valued. Any quick internet opinion is going to be inherently unreliable and it is too important to be estimated without a physical inspection.
