In any area, if a home is priced to sell, it will sell and should sell quickly. If it is overpriced, it will never sell. Period.

With 2 years of inventory on the market as of today, it could take as longas 2 years. I could remeber when there was less than 65 homes in the market in W Islip, now there is over 120 on the market. With 20 other Hi Ranch's on the market I must say you would have alot of competition. So what it boils down to, the marketing and the proper price placement of your home will make the difference in being able to sell it now, or 20 months from now. It depends on whether the house is priced correctly, the realtor that markets it and the quality of representation by the listing agent, the amount and quality of exposure , whether there are any "bonuses" or perks offered (such as a selling bonus), the condition of the property and also its comprability to the area market.

I have always loved this neighborhood and I am quite familiar with all of the positive things about it. Homes on Long Island are taking about 4-6 months to sell right now and the time on the marketing is influenced by the price, location, condition and the marketing being done by the Realtor.
