How long should we expect to have our house on the market to sell in the spring?

I have townhome and the attached unit took 8 months to sell. I have made many upgrades,. Our neighbors unit sold for 10K less than ours.

It really depends on your area, but that sellers booklet I refered to in your other question will also answer this question. You can see days on the market for every unit that sold in the last 6 months. That will really give you an idea what you are in for when it comes to time frame.

Dear Leslie, you have received a number of answers to your question, so let me just add a few thoughts....
A local Realtor will be able to look at how many homes have sold in the last few months similar to yours, the average time on market and the average asking price and the average sale price....
That would give you a good idea of how long as an average homes took to sell, it will also give you a good
feeling of how much inventory is on the market.....
If the inventory for townhouses your size is 12 months, it just means only if your home is listed most competitively, and is in the best condition you have the chance to sell earlier in the 12 months rather than later.
If you want the most for your townhouse, then it may just take 12 months (remember this is just an example to explain!) or you may have to reduce the price to create more interest.

But at the end, all the averages and all the statistics are no guarantee for selling your townhouse within a certain period of time, especially in these times, with foreclosures, short sales, lay offs and the economy the way it is.... And furthermore each town, neighborhood is also slightly different....

An Agent for selling your property who has lived in the area for quite a while and has been in the real estate business for a while, will be your best guide..... And remember the more competitively you price your home, in the very beginning and the best staged and prepared it is for showing the better.

Dear Leslie,
In order to answer ypur question a Real Estate Agent needs to do a detailed price trend analysis to determine what the market in your area is willing to bear for your home. In addition, the agent should provide you with an accurate "Absorption Rate" for your market area which will tell you how long it is taking for homes or townhomes to sell in your area, when priced properly.

Proiperly priced and properly marketed, your home should sell in any market within 30 days.

Whatever is happening now, it could be a completely different story in the spring. I have always had a few people at any given time who were interested in selling, but wanted to keep an eye on the market for awhile, who I sent reports to on some regular basis, such as every month or six weeks. I could do that for you, or you could continue to watch the situation via online methods. If you meet with an agent now, they could tell you whether there's anything else you could do to enhance the sale.

Leslie, It depends on many different factors. Ask your agent to show you sold comparable of townhomes in your area and where the market is trending. Find a qualified Realtor in your area to help you.
