Hi Amy, That is a great question. Many factors can determine how longa home is on the market before it sells. Location is one but since there is nothing you can do about where the property is located you move on to what you control. Curb appeal. Very important . You want to stand out and look great! Nice lawn, landscaping, home in good shape. Stand at the road and look at your property through a buyers eyes. Would you change anything? If things come to mind then do it. Make the needed improvements. Next inside do the same thing. Declutter, fresh paint and clean goes a long way! Next and VERY IMPORTANT is pricing it right. If you price it too high, no one will come! Find a good agent who will be honest and do a detailed market analysis of your property, one who will price it right not just what they think will get the listing. I answered a similar question about a month ago for a great couple and was luck enough to get a call from them to sell their home. They did all these things and today we sealed the deal on a contract and plan to close in a few weeks.
