How long is a house listed on the market when it is considered possibly off buyers' radar screen? We are at
144 days with only 6 viewings and NO offers:(

You may want to revisit your pricing and ask your agent to pull some more comparables. Your biggest setback is you are competing with a lot of short sales and foreclosures in your area that is really affected by this downturn in real estate. If you have a lot of equity on the property and you really want to sell, then conider lowering your price.. Magic only happens at the 6th grade assembly. There is no magic number for how long a house can be on the buyers radar screen. Remember: the radar screen that you talk about is price.
Try this ... (1) Define your comparables as +/- 10% square footage, +/- 10 years, within 1 mile (preferable in the same tract). (2) Find out how many comparables have sold within the last 90 days. i.e. 2/month. (3) Find out how many homes that are like yours or bigger/newer are for sale (4) Price your home so that it falls within the range of current sales. In other words, if 2/month sold and 10 are like yours and you want to sell in 30 days, you should price your home so that it's #2 on the list. (5) Watch the market for price reductions and/or new listings that will affect your pricing. There's no magic to how long it takes to sell a home. Don't fall prey to inexperienced agents. Make them show you the numbers. Make your agent show you offers, showings, ads, sign calls, etc. so you can properly evaluate your listing. Thanks for the opportunity to answer your question! Hi there, Wow this does not sound good. Ask your agent for the recent solds, pending and active homes in the area which are similiar to your home. Ask your agent what marketing they are doing.
How is the condition of you home? How is priced? Are the online photos and description of your home getting lots of attention. How many times has it been advertised in the local papers? How many websites is it on. How many web hits is your home getting? If you have had only 6 viewings it looks like there is some reason for minimla activity even for Moreno Valley. Your agent should be able to develop a marketing plan that will sell you home. One thing that I would probably do is have your Realtor provide you with a list of homes that have been listed, pending and sold since you put your home on the market within your area. If you have only had 6 showings, there could be several factors affecting you: price - Buyers may be passing on your home, if they see other homes with similar or more features for less money. Do you have good curb appeal? Buyers may drive by, and not be interested based on it's outside appearance. Is there alot of competition? You have to be the best value in the area to get a quick sale- as Buyers have a lot to choose from. I'm not sure if in your area 144 days on market constitutes a long time. If you decide you want to repostion your home in the market, your Realtor could expire out the old listing and re-list it at the new price. This will bring it in front of more people and could give you a jump start. Your agent is there to help you- ask them and I'm sure they'll be happy to assist. I would say it is definitely off the activity list for most buyers. The first two weeks in most markets are the most important. After a month, low showings by agents mean the house has some issue. Price, price for the neighborhood, price for the condition, price, price, price. For my clients, I tell them once the agents stop showing the house, it is doubtful that a qualified buyer will come around. I would have your agent (if they haven't already) update the comparable homes and show you where the market is heading. If you haven't already visited the competition, do so to see what your up against. Some markets are simply dead and giving the house away may not be the best choice.
