The average market time right now in our area (Dothan MLS) is 168 days. The average days on market in the Headland area is a little lower at 139 days. This is from the last 12 months of sales.

What type of home, what size of home, what age of home, location of home in particular and within a neighborhood or town, near shopping transportation etc. or not, on a small or a large property, updated or not...
and then some! Style, curb appeal etc. etc.

So many details will factor into how long, then the competitive pricing....

So only an experienced local Realtor, knowing all and more of the above will be able to let you know, not only what the most competitive asking price should be, but also how many similar properties have sold in the recent past 3 and 6 months, to tell you how much inventory is on the market in your area and surrounding areas..... it could be 6 months or 12 months or more of inventory, it just depends on your area.....

So you see you really need to sit down with an experienced Realtor to discuss honestly the size an upgrades and location of your property, what a competitive asking price would be, and the months of available inventory..... And of course all your other circumstances, when did you buy and for how much,
how much do you owe to the lender, and what do you intend to do once you sold your property....

You need an honest and straightforward Realtor, and then most of all you will hope that a ready and willing buyer, and approved for a loan, will come and see your home, fall in love and make a reasonable offer.

Location,Location, Location !! I know you have heard this before but it is true, if you are in a Hot Spot where buyers want to be it can move quickly, if your are in a remote area you may need to allow for extra time.

Condition has a lot to do with it to, if it's a great shape move-in-ready it will sell quicker than a house that needs a lot of work even if it is priced much lower. Most buyers don't want to have to put extra money into a house when they first move in, if the work is done for them that additional money that the seller spent will be in the mortgage not out of pocket today for the buyer.

Your best bet is to get in touch with a Realtor and do your homework when choosing, make sure the Realtor knows your area well. Request a Comparative Market Analysis for the past year so you can see how your market is doing.

Hi Firstlady (is your name Michelle by chance?? ) :)

You need to find out what the market conditions are in your area. An agent can tell you what the average "days on market" (DOM) are for your area. Once you have that information, you should have a ballpark idea of how long it might take to sell your home.

One thing.....be sure to PRICE it RIGHT.......ovepriced homes will sit and sit! If it doesn't sell within 30 days...reduce it!

There is not set time for this. A lot of factors depend on the sale of a home. Market conditions, location, condition of the home, pricing and demand all play a part in selling a home.

You can get a local agent to do a CMA for you and get a ball park of how long things in your area are taking to sell. If you are trying to sell quickly, then condition and pricing will be your biggest factors.
