How is the market in the Baltimore County area? I will like to sell my house in Rosedale area beforeJuly 2009. I don't what price. We own 245,000 on the house mortgage. Please help me with the price and timeframe.

First and most importantly you have to do what is right for you. If you need to sell than do so. Who really cares if it is a buyers or sellers market? The market is still quite viable if you prepare and price your home properly!
Inventory is large but like my associates I feel that the area has stabilized. Make sure that you get an agent who is knowledgeable & honest! Have someone who is familiar with the area. Make sure there is a marketing plan by the agent to sell your home! Consider possibly staging the home! There are many roads you can take!
You may be asked to concede a little as a seller but do remember on the other side- if you purchase you too will be able to bargain! I always say to potential sellers and buyers "reasonable not ridiculous!"

Lisa is right...it is a Buyer's market. Right now in Rosedale there is nearly a 12 month inventory of single family homes alone. Homes are averaging about 5 months on the market before obtaining a qualified Buyer. If you need to sell, then you should move ahead. Depending on when you purchased or re-financed you may owe more than what your home is currently worth, so make sure you have a good agent who will provide you with all of your options. However, if you would like to sell or just want to test the waters, I would suggest waiting.

The trend in this thread seems to be that it is a good market. The truth is, it is a buyer's market. If you don't have the option to remain in your current home, then I would recommend listing asap. It truly depends on how long you have been in your home. If you have been in your home for more than 7 years, then you should make out alright as long as you haven't taken out all of your equity. If you purchased it more recently than that, you may run into some problems. I am familiar with the Rosedale area and have done recent business there.
