How is the 01852 market? Looking to sell a 2300 4 bedroom 2 1/2 bath home that was built in 2005. Paid 339k for it, invested 20k more.

It is hard to give a number without knowing the specifics. You can call a real estate agent who will Perform a Free market analysis for you so you get the most accurate value of your home.

I did a search on MLS but did not see any house in Lowell (with 01852) zip code sold between 2005 till now for the price and square footage you mentioned. Did you buy from for sale by owner? It seems that you paid a good price for it for that neighborhood in Lowell. But a few things will determine the market value:

1. What type of house? A colonial or a split entry or a ranch?
2. What street is it on?
3. How is the floor plan?

The 01852 median price has held relatively stable the past year. The best thing to do is contact a Realtor to prepare a Comparable market analysis on your home. This is the best way to determine what the value of your home would be in today,s real estate market.

The average price for a 2000-3000 square foot home built in Lowell from 1998-2010 is $324,000 in the past 6 months the range is from 287-406k. It is hard to give you an exact number without knowing the particulars on your home.

I would, as other Realtors have stated, get a Comparative Market Analysis done. This would give you an idea of what you should list your property for. Luckily you're in Belvidere, the most sought after neighborhood in Lowell. Here are some houses that sold in your area. This info may give you a ruff idea.

657 Andover St. 5 Bedroom Colonial Sold 9/10/10 $399K Living Area: 2844 sq. ft. Acres: 0.31

168 Hovey St. 4 Bedroom Salt Box Sold 11/15/10 $363K Living Area: 1884 sq. ft. Acres: 0.27

87 Nesmith St. 5 Bedroom Victorian Sold 10/15/10 $340 Living Area: 3224 sq. ft. Acres: 0.32



37 Single Family Homes have sold in 01852 over the last 6 months (as of 3/14/11):


Average List Price: $232,970 Average Sale Price: $221,832 Average Market Time: 96.76

Although the majority of the houses that sold can not be compared to your property the numbers are interesting. The list price being relatively close to the sale price and the average time on the market being only 3 months are promising statistics

Also, the area you ask about is Belvidere. Based on comparable sold properties in the vicinity, I'd say you have a good chance at listing in the $400,000 to $450,000 range in this market. Contact me if you are still looking to list.

That depends...how quickly would you like to sell it and why do you want to sell it?

In general, the market in Lowell is no different than the market anywhere else - it's a great time if you are a buyer and a stressful time if you are seller. In the past six months, for a 4 bed, 2.5 bath in 01852 there have been a handful of sales with a dreadful closing price after a long market time. The inventory in your area is about a year's worth.

There are other options for you - if you need to move now we can discuss them (rent-to-own, rental outright) and also get a good value for your home and the expected on-market time with some more details about your home.
