Since March of this year the market for homes and condos in Dublin under $500k is very hot. We work with a lot of buyers and sellers in the Dublin Ranch Villages and on the last sales in the area saw bids in the multiple numbers and one with 14 offers on it. As I mentioned before there are a lot of reasons people come to the area and with the pricing at the current level many people are seeing the opportunity. The market is improving but all depends on the location, builder, HOA, and upgrades! Over all because of strict lending rules for buyers on purchase of condos, it depends on the percentage of owner's occupied units in the complex, which can be requested through HOA.

I don't know much about the resell market, but sites like Trulia and realtors like the Moxley Team who specialize in the Dublin Ranch Villages area should be able to tell you more. As for the new homes, I don't know about the other production builders, but I will do my best to share what I know about the two specific floorplans from the Toll Brothers projects. When my mother and I checked out the Terraces in the Dublin Ranch Villages back in April 2006, a base model Arona (the only 3 bedroom, 2 bathroom floorplan in that community) went for $612,975 with only $20K of option money. I don't know how much option money the Terraces offers now, but the same floorplan is going for only $479,245. A base model Capazzano (a townhouse with 3 bedrooms and 3.5 bathrooms) from Firenze in Sorrento at Dublin Ranch peaked at $704,975 (the price is still on their website) in May 2007, but a quick delivery (pre-spec'ed) of this floorplan is going for only $599,975 with at least $30K of option money. As you can see the market has taken a dramatic downturn over the past two years.

Production home builders in Dublin, CA have all either slowed down their construction or scaled back their projects. According to this article from the Around Dublin Blog, Sorrento at one time was supposed to have another phase east to the one currently being developed. Toll is basically trying their best to wrap this project up and be done with Dublin. If you are a prospective home buyer with strong finances, Toll will be more likely to work with you on the final purchase price. You should also try your best to negotiate a price protection that will cover your unit until built-out, not until you close (which Toll should be doing anyway). What I have been telling prospective buyers is that in addition to location and floorplan, anyone who's interested in buying a new production home should not sign any sales agreement without talking to the project manager. Interview the project manager. If she or he cannot be bothered, I would not be comfortable buying in that community, even if it is by Toll Brothers, which is known for building decent homes. Your home's quality depends heavily on how good that community's project manager is. The more you know how the production home business is run, the more powerful you will be as a buyer. There are some great deals in Dublin these days. If you are looking in the low 200Ks there is a fab 1 bedroom on Starward that is totally redone. Very nice complex that has been converted. Its in old Dublin across from the senior center, so close to everything. I also have a wonderful listing you can look at http://www.7317BowerLane.com Its a townhouse in Ca. Highlands. I have it listed for $559K There are so many contingent buyers in this price that it is still waiting for the right one. The lower priced units appeal to the first timers that dont have a down payment or a lot of cash for closing costs. If a seller can offer a credit for closing costs or to buy down the interest rate then some of the lower priced untis will sell leaving those buyers open to makeing non contingent offers on the bigger untis. I think that once the lower end buyers get ready , we will see some of the midrange housing move....its like the domino effect.

Depends on where you look. Dublin Ranch (Toll Bros. Villages) has a lot of inventory. I just listed a townhome in the Villas and within 1 week 4 similar homes reduced their price to compete. When I lested my clients home is was the best priced home, now there are 3 homes lower in price. The condo/townhome market here is full or choices and buyers have options. On the flip side I represent buyers in the same neighborhood and they got an amazing deal on their purchase (currently in escrow) and I see the biggest hold up is that most people do not know about what will be going in around Dublin Ranch (Downtown, Whole Foods, Lowes, Sports Park) Once that all goes in Dublin Ranch will explode!
