How do you notify agents/buyers entering potential health hazard, water and mold in basement? Is this a legal issue?

DISCLOSE what you know but I would also get a professional opinion from a company specializing in mold remediation.

Disclose, disclose, disclose.....

It certainly has the potential of being a legal problem....

Any time a potential health hazard exists it should be made public as many ways as possible...on the MLS, during showing requests, and posted on the door etc.

Additionally, it may not be a bad idea to have those that visit the property to sign a simple disclosure stating they have been fully been made aware of the conditions that may exist.

Mold and water damage are a huge problem with many homes. Often, the realtors and sometimes even the seller does not know what is lurking behind the walls on in the basement of a property. It is always wise for any realtor and any buyer to recommend a mold inspection before purchasing a property. A proper mold inspection will include air, floor or wall samples with an authorized mold sciences laboratory and inspection service. The usual, "visual only" inspection is often not enough to be thorough, it is hard to tell what kind of mold may or may not be growing without using a microscope. The bottom line is this - always get a molt test by a reputable company, even if you don't think you need one. Mold is a hot botton for legal issues as well but again, the seller may not know there may be a problem. If they do know about mold in their home and don't disclose it to a buyer then of course there may be a legal problem for the seller for non-disclosure.
