Actually, a mobile home is registered under the Dept. of Motor Vehicles, with a 'mobile home registration', due each year just like an automobile, in most states that is. If you own the land it sits on, it becomes 'real property' and has a deed, etc. Contact your local DMV as a starting point for correct, specific info.
While I am not an attorney, it is my contention that you
do not need a purchase contract, or a title company, just a bill of sale. You are selling personal property, not real estate.
