How do I market to get other Realtors with approved buyers to show my 30 properties? I have offered to pay 4% vs. 3%. Some Realtors Hate This Idea?

Plain and simple, price it right! In fact, if you can get the homeowner onboard, price it just slightly BELOW market value. We are still seeing bidding wars here on such properties. A broker open is a nice idea, but the bottom line is, no matter how much incentive you offer agents, it is the BUYERS you are trying to attract. Market to buyers and you will automatically get realtors too! Look at your online strategy, do you put fully enhanced listings on realtor.com? do you syndicate to multiple real estate websites (including Trulia)? Do you have at least 25 photos on each of them? Do you have a killer virtual tour? Property Details? Do the homes have curb appeal? Are they staged, freshly painted, in tip-top condition? The answer is simple, offer a stellar product at a very good price and the buyers will demand their realtors show them the home!

Price it right! If you normally offer 3% than keep it at 3% BUT drop your price. Someone will buy it, if it is priced "right" enough for them.

Tulsa is an interesting investment market. Recently ranked number one in the nation for real estate investors.

Are these all homes you own an interest in?
Are these homes you are flipping?
Is your target market other investors?
Is your investment strategy long term cash flow?
Your strategies will be very different than if you are a listing agent for other owners homes ie;selling traditional SFR.
Attracting selling agents is perhaps a product of relationships. Do you have relationships with brokerages in Tulsa?
Can you build some? Do you show and sell other agents listings not just those you own?
Its an ecosystem economically. You need other agents with buyers in your price points and they need you with buyers in their seller's pricepoints.
Ultimately, you need to attract the buyer, its true. Have you held open houses with your pricepoint listed in the Sunday paper. How is your traffic? Have you talked to these customers directly? what do they want? Who are they? Sometimes at open house, when connecting directly its a lot easier to talk thru buyers needs if you are the realty pro/seller. You can listen for what they need and create a win/win. Then you dont need a selling agent, its You!

The commission you offer should make no difference in showings if the property is priced right. Price it right, and whether or not a Realtor wants to show your property will make no difference because a buyer wanting to see a home that is priced right will find a way.

Is it that Realtors don't want to show your properties or that buyers don't want to see your properties? The answer to that question could set you on the right path to your above question.

Are the properties priced on target for today's market, and coupled with marketing that maximizes exposure--consider reviewing listed prices, adjust accordingly if needed--

Perhaps doing a Realtor open and offering food and prizes will get them to check them out. The commission does not do it for me because my buyers choose which ones to see. That means it has to match the price range that the other homes are at in their search criteria normally.

May be a Hollowing bash for brokers on your listed property?

How much of an online presence do you have? 80% of those looking for houses are looking on the internet so if you aren't utilizing available internet resources you should! Personal websites, sites like Trulia, and social networking like blogs, Facebook and Twitter will help tremendously! It's just a matter of putting in the time to manage it.
