How do I get traffic to my house on the market since 8/04/09? I have had only 1 person come through and nothing else? Is the market that bad or is?

it the price (I'm told that the price is about right). The house was for sale about 1 1/2 years ago...we are relocating. Does that make a difference too?

If you get a lot of showings but not offers you are in the ballpark of the right price. If you aren't even getting showings well, I got bad news. It IS the price.

If you had a burned out, run down, mold covered shack it would sell - at the right price. That price might be $14.75 but it would sell.

Consumers are comparison shoppers. If you look at 3 houses and they are the SAME you look at the price but here is the catch, they CANNOT be the same. Even if they were on the same lot piled one on top of the other, one would be on the bottom and one on the top. NO two houses are alike,

The market isn't bad, it's just different. This is a buyers market. You are in a price WAR and a beauty CONTEST. Your's has to be the best house and the best price because that's the one that's going to sell.

I'm a straight shooter. It sits well with some people, others find it a little off-putting. You say your home is on the market but did not indicate if it's listed by a REALTOR(R) or you are trying to sell it yourself. the truth is in the numbers

How many homes, like yours, since your home hit the market, have:
1. Come on the market
2. Lowered their prices
3. Entered Escrow
4. Sold

When you have these numbers you will know the truth. In most cases the truth is that selling a home is more like a game of chess. You need to know what your competition is doing and respond accordingly.

I had a listing, a home down the street came on the market, nicer home, but very comparable, and had a double garage, mine just had one. We lowered our price by 5%, received an accepted offer ten days later.

If we had not adjusted the price when we did, the property would have sat there getting stale. And you know what happens when people know that the property has been on the market a while...they make lower offers because they know that it is over-priced.

There are many things that can affect the amount of traffic to your home sale. First, make sure the basics are covered. I noticed that you said you were "told" that the price was right; has a comparative Market Analysis been done on your property? If so maybe its time to do another one to take a look at how the market has changed. Next look at the competition, are you one house in the sea of similar properties? How does you home stand out against the compitition? What is the curb appeal like? First impressions are very important. The turn around time could bring a stigma but it probably is not a factor. The way your property is marketed makes a huge difference; has your realtor developed and explained to you the marketing plan for your house? What is your competiton offering that you are not? For examples are others in your market offering incentives to buyyers like money toward closing or warranties. Other things can affect the attraction to your property like Square footage, location, amenities and lot size. Make sure you highlight to positive and address the negetive if it is brought up. Be sure that yoou and your realtor work together and have a game plan for marketing your property including a strong web presence and other media methods. Also make sure your open houses are scheduled when it is convienent to house hunters; in my area saturday and sunday works best.

FIRST ANSWER

Turn to a professional, full time Realtor who keeps up on the market. If u R attempting 2 sell it yourself, U need more trtaffic than u can possibly get on your own. The commission that U pay will B the least of Your expenses.
