How do I get an approximate selling price on my property?

We live at 3837 Erath, in Carrollton TX (but Lewisville ISD). 4005 sq ft home with 2 kids away in college. We just have too much space now. How can we find the approximate selling price to determine if we're ready to spend the time and money to put it on the market? It is a great house. We need to upgrade floors and possibly appliances in kitchen, but would like to know what potential we're looking at before making those financial comitments at this time.

One approximation is to look at your tax valuation (go to http://www.DentonCAD.com) but the best way is to have a Realtor work up a comparative market analysis (or CMA) which will show how similar properties have sold within the past 6 months.

Best idea is to meet with 2-3 realtors. Let each of them give you a estimated selling price on your home and tell you what they will do for you. Then pick who you feel comfortable with. Obviously I have not seen your home, but just a quick look at your neighborhood, I would think you'd be somewhere in the range of $300,000.

FIRST ANSWER

Lee Anne, this is simple...if you seriously are contemplating placing your home on the market, I would suggest finding a good Realtor to give you a market analysis...maybe more than one Realtor.

If you're simply curious and don't feel like wasting a Realtor's time and efforts, I would suggest calling a licensed appraiser.

"market value" and "appraised value" typically differ in some ways but in most markets are relatively close.
